How many dump trailer loads to clean out a house?
Measure, don't guess. Add up your piles in cubic yards (length x width x height in feet, divided by 27). Then divide by 7.17, the level capacity of a 7x14 dump trailer. Household contents weigh only 250 to 300 lb per cubic yard, so a cleanout fills by volume long before weight. Most whole-house jobs take several loads, not one.
Key takeaways
- Cubic yards = length x width x height (ft) / 27.
- 7x14 = 7.17 yd³ per level load; 6x12 = 4.44 yd³.
- Household junk: about 250-300 lb/yd³ (EPA), so a full 7x14 is only about 1,800-2,150 lb.
- Weekly 7x14: $595 ($630.70 with tax) for a cleanout that runs several days.
- Howard County curbside bulk pickup has been limited to 4 items per pickup.
How do you estimate the number of loads?
Measure each pile or room in feet, turn it into cubic yards, and divide by the trailer's capacity.
- Push everything that's leaving into rough piles, or picture it piled 4 feet high.
- Measure length x width x height in feet.
- Divide by 27 to get cubic yards.
- Add all the piles together. Divide by 7.17 for a 7x14, or 4.44 for a 6x12.
- Round up and add one load for the stuff you forgot.
Furniture doesn't stack tight, so loose loads take more room than the measurement says. Break down what you can. Our load calculator runs the same math by material.
Treat the bed like a moving truck: big, flat and heavy items first, loose items last.
- Lay mattresses, doors and table tops flat along the sides to make walls.
- Stand dressers upright with the drawers pulled out. Fill the drawers and the gaps with bagged loose items.
- Break down bed frames, shelving and anything with legs.
- Keep the load level with the 24-inch sides on the 7x14, and spread the weight across the bed.
- Tarp and strap every load before you leave the driveway.

What does a worked example look like?
Example: a Columbia townhouse cleanout with a full basement, three bedrooms and a one-car garage.
| Area | Pile size (ft) | Cubic yards |
|---|---|---|
| Basement | 12 x 8 x 4 | 14.2 |
| Garage | 10 x 6 x 4 | 8.9 |
| Three bedrooms | 3 piles of 6 x 5 x 4 | 13.3 |
| Kitchen and living room | 8 x 6 x 4 | 7.1 |
| Total | 43.5 |
That's 43.5 / 7.17 = 6.1, so plan on 7 loads in a 7x14, or 10 in a 6x12. At about 300 lb per cubic yard, the whole house is roughly 6.5 tons. These pile sizes are illustrations; measure yours.
For an estate or a house full of furniture, walk room by room with a tape measure and a notepad. Write each room's pile size on a sticky note and stick it on the door frame. When you add them up, you have the load count, and a list the whole family can check before anything goes in the trailer.

See prices and bookWill a cleanout load ever be too heavy?
Rarely, unless the house has plaster, tile, brick or a lot of books and paper.
The EPA puts uncompacted mixed household waste at 250-300 lb per cubic yard, mixed construction debris at 417-484, and carpet at about 147. Even a full 7x14 of mixed C&D is only about 3,000-3,500 lb, well under its 9,820 lb payload. The weight question that matters more is your tow vehicle. Check it in the tow checker, or read how much a dump trailer holds.
Should you use the 6x12 or the 7x14?
For a cleanout, the 7x14 usually saves trips. The 6x12 is easier to tow and to fit in a driveway.
| 6x12 dump | 7x14 dump | |
|---|---|---|
| Level capacity | 4.44 yd³ | 7.17 yd³ |
| Household junk per load (250-300 lb/yd³) | about 1,100-1,330 lb | about 1,790-2,150 lb |
| Empty weight | 3,100 lb | 4,180 lb |
| Day rate (with tax) | $119 ($126.14) | $165 ($174.90) |
| Week rate (with tax) | $449 ($475.94) | $595 ($630.70) |
The townhouse example above takes 7 loads in a 7x14 or 10 in a 6x12. Each extra load is another drive and another wait at the scale. If your vehicle can't pull the 7x14, the 6x12 is the right call. Check before you book. Your vehicle's manufacturer ratings and manual always win.
What does a multi-load cleanout cost?
For a week-long cleanout, the weekly rate plus scale fees is the number to plan around.
| Option | Rate (with 6% tax) | Best for |
|---|---|---|
| 7x14 day | $165 ($174.90) | 1-2 loads with a crew ready |
| 7x14 weekend, any 2–3 days | $279 ($295.74) | Family cleanouts on days off |
| 7x14 week | $595 ($630.70) | Estate or whole-house jobs |
Example: the 6.5-ton townhouse above at Alpha Ridge's $106-a-ton C&D rate is about $689 in tip fees, plus the 2.45% card fee and a $40 yearly permit. With the weekly rental, that's roughly $1,377. LawnStarter puts full-home junk removal at $625-$2,000, and up to $4,000 for estates.
Landfill fees, hours and rules are set by each county or site and can change without notice. We don't control them; call the site before you go.
What should stay out of the trailer?
Hazardous waste, anything you can donate, and recyclables the county takes separately.
- Hazardous waste: paint, solvents and pesticides go to Howard County's household hazardous waste drop-off at Alpha Ridge. It's open Saturdays 8am-4pm, April through November; the last 2026 date is November 28. It's residential only.
- Electronics, scrap metal and mattresses: Alpha Ridge's Residents' Convenience Center takes these separately.
- A few big items: Howard's curbside bulk pickup has been capped at 4 items, scheduled by calling 410-313-6444.
Alpha Ridge treats rental trailers as commercial, and rental vehicles may need a special-exception form. If you'd rather skip the scale, use Return It Loaded: we dump it for the county scale price plus $49.
Donate before you haul. Howard County's bulk-trash page links to a donation directory of local groups that offer curbside pickup, and it notes that county-collected bulk items go to the landfill. Scrap metal pickups have to be scheduled in advance. Every item that leaves by donation or recycling is one you don't pay to weigh.
Should you use a dumpster instead?
If the job will take weeks or runs past three loads, price a dumpster too.
A dumpster can sit while you sort, and Howard zoning allows one on a residential lot for up to 60 days, at a maximum of 8 x 16 x 8 ft. Some Columbia villages have their own limits; Oakland Mills allows a dumpster for 30 days. A trailer is easier to load from the curb, dumps in seconds, and you only pay for the tons you haul. Compare both with the dumpster vs dump trailer calculator.
Questions
Can I keep the trailer in the driveway overnight?
Usually, but Columbia village covenants vary and some ban storing trailers in the open. Check your village rules before a multi-day rental.
Can you deliver the trailer to the house?
Yes. Delivery is $75 each way in Howard County ($79.50 with tax) and $125 each way ($132.50) in Anne Arundel, Baltimore and Carroll counties and the City of Laurel.
